January 2022 Real Estate Market Update – L.A. County

We now have January data to compare against December, when the threat of interest rate hikes was getting a lot of news.  Median sales prices and average prices per square foot in Los Angeles County ticked down slightly from December to January, while median days a house stays on the market was slightly up from 12 to 14.  Sales as a % of original list price declined slightly from December to January, while active listings rose from the traditionally slower holiday season.  Stats below, along with links to source charts.

Mortgage rates have started to rise on the prospect of the Federal Reserve raising interest rates this year, and while pricing has moderated a bit, it is too early to tell if rising mortgage rates will have any discernible impact on housing prices.  My perspective is due to continued tight inventory, things will likely bump along as they have recently, and we will know more if the Fed actually raises rates and how many times it does so.
